IMHO what you should get for gaming is the following:
First - A table. 6' by 4' ideally.
Second - A cloth mat. It's cheap, portable and will last for ages. It's also very easy to store.
Third - Enough terrain to play on. 25% of the table is a reasonable target.
Finally - Sculpted, hand made terrain boards. Simply because they will take longer and cost more than the rest of it to put together. Try to make about 50% more than you need for variety.

Terrain boards are really only useful if you want to have terrain below the surface of ground level such as rivers, trenches and sewers. Rivers can be done simply by having flat terrain sections and building up the banks a little. I'm not saying that terrain boards aren't cool, they ARE, but in terms of what you will get the most use out of, they are a little far down the list.

Just my 2 yen's worth. I will be more than happy to come and play on your boards when you make them. If you ask nicely, I can even give you a hand to make them. At some point in the FAAARRR future, I want to do a modular table myself. But right now I just dont have the space or the time.

A gaming table is a Project, for serious. Projects are great, but they take time and effort - there's a good reason (well, a lot of good reasons, really) why a dedicated, modular-boarded gaming table is a dream and not a reality for most gamers.

(Also, of course, if you get a mat and scatter terrain you'd be able to bring them to Joshin and help with the "hey, did anyone bring terrain?" issue, which is a neighborly thing to do, that you can't really do with modular terrain boards.)

Ok i hear the will of the people. Mat and pieces first.

Now that i have got my 5x4 table tops delivered, i need to get a mat, but zuzzy has not been very user friendly.

Hey why not build modular on your 5 by 4 at home or 5 by 6 or whatever and then buy a mat that can go over it if needs must and that you can take for away games. Job's a goodn'. Sorted.
