Cheers for the info guys. I think a lot of the price differences come from the materials used. If you have an iron frame or even the unit style set up that Sekisui and Toyota use, you end up paying through the nose for it. We've shopped around a bit (10 builders so far) and we've managed to get the price down by 10 million from the first one we looked at. We aren't in a rush so we will keep looking until we find 3 or 4 we like and then get quotes from them to compare prices.
